Lifestyle at Lighthouse Beach

The owners of this home at Lighthouse Beach were seeking to modernise the house, transform the main living areas, and construct a large balcony to take advantage of the sweeping ocean and mountain views.

The house was originally built around 1980 with good ‘bones’, large-sized bedrooms and an enviable position only moments from local shops, cafes and the beach. However, the owners saw the potential in undertaking a large-scale renovation to the back half of the house to really open up the space and create an extra living area out onto the balcony from the kitchen and loungeroom.

The work required a builder with the relevant experience and expertise to carry out such a renovation, so ETA Constructions was recommended by Paula Stone from Wayne Ellis Architects.

Ezra could immediately see how the concept and plans would transform the house, and worked closely with Paula to ensure the benefits were maximised with the right ideas, materials and processes.

The plans dictated that the back exterior of the house be completely removed so that new windows and sliding doors could be installed both upstairs and downstairs. This was to improve access out onto the balcony and into the backyard, as well as to maximise the views and the amount of light coming into the house. Heavy duty steel beams then needed to be installed to support the structure, which required careful planning and site management.

The balcony design also incorporated large concrete blade walls at either end for privacy and support, plus an angled roof so the outdoor space could be used all year round.

Inside, internal walls were removed to open up the living areas, the kitchen was relocated to maximise space, and high quality blackbutt floorboards were laid throughout.

The end result is a beautiful, light and modern renovation that’s both functional and inspiring. It has a lovely coastal feel and now takes full advantage of the stunning ocean and mountain views, with lots of glass and a wonderful balcony for relaxing and entertaining.
